- Identify supported property value, condition, repair needs, and an exit hypothesis.
- Separate existing loan balance and other liens from upfront acquisition cash.
- Review payment, PITI components, arrears, maturity, balloon, and transfer provisions.
- Identify due-on-sale/acceleration exposure and a realistic contingency.
- Verify title, taxes, association balances, and other obligations.
- Confirm appropriate insurance and a payment-servicing plan with qualified professionals.
- Estimate seller consideration, reinstatement cash, closing costs, repairs, and reserves.
- Stress-test rent, operating costs, vacancy, repairs, financing changes, and exits.
- Compare Subject-To with other strategies and recognize when to walk away.
- List unanswered questions for legal, tax, title/escrow, insurance, and other advisers before proceeding.

Existing-loan due diligence checklist
- Obtain authorized, current loan and payment information.
- Review note, security instrument, arrears, maturity, balloon, and due-on-sale terms.
- Verify title, lien priority, judgments, taxes, and association balances.
- Review insurance coverage for the ownership and occupancy arrangement.
- Plan servicing, payment verification, reserves, and default communication.
- Discuss transfer, liability, disclosure, and contingency questions with qualified advisers.
Deal analysis preparation
- Record market value and the evidence behind it.
- Separate existing debt from cash needed at closing.
- Estimate repairs, closing costs, arrears, seller consideration, and reserves.
- Model PITI, operating costs, vacancy, maintenance, and management.
- Test lower rent, higher costs, delayed refinance, and accelerated payoff.
Investor glossary
- PITI
- Principal, interest, taxes, and insurance; verify what is actually included in the payment.
- Arrears
- Past-due amounts. Obtain a current reinstatement or payoff statement as appropriate.
- Equity
- Value less debt and other relevant obligations; it is not the same as spendable cash.
- Due-on-sale
- A loan provision addressing certain transfers and potential acceleration.
- Assignment
- Transfer of contractual rights, subject to terms and applicable law.
- Balloon
- A larger balance due at maturity after periodic payments.
