Compliance & Disclosures

Education with the risks in view.

Read these limitations alongside the learning material. A general explanation cannot determine whether a specific transaction is lawful, suitable, or financially workable.

Education only

The Academy provides general real-estate investing education. Content, examples, assessments, and worksheets are not individualized investment, legal, tax, lending, insurance, or brokerage advice. No agency, advisory, or professional-client relationship is created by using this site.

Training does not confer licensure, certification, professional authority, or continuing-education credit unless separately documented and verified.

Existing financing and lender rights

Transferring title does not automatically release the original borrower, establish a lender-approved assumption, or prevent lender action. Subject-To and wrap structures may trigger due-on-sale or acceleration provisions. Review the note, security instrument, transfer, applicable law, and exceptions with qualified counsel.

Federal due-on-sale statute ↗.

Continued payments, a trust, or a private agreement should not be portrayed as universally preventing lender enforcement.

Transaction risk and professional review

  • Legal: ownership, authority, disclosures, loan terms, default remedies, consumer-credit rules, and licensing.
  • Tax: transaction structure, income, deductions, debt relief, and reporting.
  • Title/escrow: liens, priority, closing conditions, disbursement, and recording.
  • Insurance: ownership, occupancy, insured interests, and coverage requirements.
  • Operations: servicing, payment oversight, repairs, reserves, management, and exits.

No profit, approval, foreclosure delay, refinance, financing availability, or other outcome is guaranteed. You may lose money.

Arizona wholesaling

The published text of A.R.S. § 44-5101 ↗ addresses written wholesale-buyer and wholesale-seller disclosures before a binding agreement, along with remedies for noncompliance. Definitions and facts matter. This summary is not a complete legal checklist.

Verify the current law, session-law changes, licensing, advertising, and transaction requirements with Arizona counsel before using materials or entering an agreement.

Enrollment Terms

Enrollment is program-specific. A training inquiry or onboarding submission is not proof of payment or activated course access. Before paying, obtain written confirmation of your selected program, tuition, available lessons, instructor, materials, delivery format, prerequisites, access duration and support.

The Real Estate Investors Academy enrollment is currently administered and payment processed by Urban AZ Financial. PayPal processes payment information through its own service; do not send card information through Academy forms.

Pricing subject to change. No lifetime access, exact number of live sessions, guaranteed completion date, earnings, deal volume, financing, profit or investment results are promised. Training does not provide a license or continuing-education credit unless separately documented.

Refund and cancellation

Final refund/cancellation terms must be supplied in writing for the specific program before payment. No refund guarantee is advertised. Purchase checkout remains pending those terms and payment setup. To request cancellation information or discuss an existing enrollment, email info@subjecttoinvestors.com with your program and enrollment reference; do not include sensitive payment details.

Educational disclaimer

Content is general education, not individualized legal, tax, financial or investment advice. Seek qualified attorney, title/escrow, tax, insurance and other professional review for your transaction.

Privacy Policy

The Investor Track Assessment generates an educational pathway in your browser without sending its answers. A result link can carry your suggested track and training interest to the inquiry page. You may edit the inquiry before submitting it. Inquiry forms request business contact details and learning interests so the Academy can respond. Submissions are handled through Duda’s form service and routed to the Academy’s approved inbox. Do not submit account numbers, identity documents, loan statements, borrower information, or other sensitive records.

Submitting a training inquiry is not enrollment in a newsletter. No marketing subscription is created through this form. For questions about inquiry data or a deletion request, email info@subjecttoinvestors.com.

Contact and enrollment details are used to respond to requests, administer enrollment and set up access. Duda provides the website and form service; email services handle notification delivery, and PayPal handles checkout data when payment links are available. External sites have their own privacy terms. Contact the privacy inbox above to ask about access, correction, deletion or applicable retention. No fixed retention period or unsupported security guarantee is represented. Additional analytics or marketing services require an updated disclosure before use.

External homeowner resources

The Academy is an investor-education website. Homeowners seeking mortgage assistance can independently explore Fresh Start Mortgage Relief ↗ and HomeRetention.org ↗. External sites control their own content, services, fees, and data practices. A link does not promise assistance or an outcome.
